At the southern end of the shire, around Hornsby, Waitara, Asquith and Normanhurst, a lot of the housing is units and townhouses. Go north and west and it changes completely. One council, two ways a job gets planned

The distance between Waitara and Berowra Heights is not just a number on a map. It decides how many visits a job takes, how soon we can get there, and what we need to know before we can put a price on it.

Close in, the work is dense. A townhouse at Asquith, a unit at Waitara and a ceiling in a common corridor can all sit inside the same morning, so the planning is about building access rather than travel. We want the strata or building manager's details early, because work hours and lift bookings decide how much of the day is actually usable.

Further out the pattern inverts. A single patch at Berowra Heights is an hour of plastering and most of a morning of driving, so we would rather line it up with other work near you than make a special trip. Long driveways and carrying sheets a hundred metres from the vehicle add time before any plaster is mixed.

In between sit the established suburbs: Beecroft, Cheltenham, Pennant Hills, Thornleigh, Westleigh, North Epping and Cherrybrook.     On site the first question is whether the plaster failed or the house moved. Timber frames on bush blocks shift with heat and moisture, and cracking that follows that pattern is treated differently from impact damage or a failed old patch.

    Protect, cut back, build up

    Floors covered, loose material taken down, damage cut back to firm board and clean edges, then built up in coats with real drying time between them. Compound shrinks as it dries, which is why rushed repairs read as a line years later.

    Check in raking light and clean up

    Sanded flat, checked with the light across it rather than straight on, dust cleaned up, and the room handed back usable and paint ready.

What changes the number on a Hornsby job

Do you come out as far as Berowra and the northern end of the shire?

Yes. Berowra, Berowra Heights, Mount Colah and Hornsby Heights are inside the area we cover. The honest part is that one small repair up there is a long drive for a short job, so we will usually offer a day when there is already other work near you.

Tell us if it is urgent when you first get in touch. We would rather say straight away that we cannot get there quickly than take the booking and leave you waiting on it.

Why does the ceiling in our house crack in the same place every summer?

Timber frames move with heat and moisture, and a house with a large roof space above it moves more than a brick unit does. That movement usually shows as a fine, dead straight line along a sheet joint or where the ceiling meets the cornice, and it tends to open in the same months each year and close again.

That kind of cracking is ordinary and repairable. Wide, stepped or diagonal cracking is not, nor is cracking that runs through brickwork or turns up as doors start to stick. That is a question for a builder or an engineer first, and we will say so rather than take the job twice.

Can you work in the unit blocks around Hornsby, Waitara and Asquith?

Yes, and most of the planning is about the building rather than the plaster. Schemes set work hours, lift bookings and how common areas are protected, so we need the building or strata manager's details early.

Can you quote from photos, or does someone have to come and look?

Bigger work needs a visit: anything that looks structural, whole-ceiling replacement and most renovation jobs. Given the distances here we group those visits where we can.

The ceiling in an older house here has a sprayed or textured coating. Can it just be sanded flat?

Not without knowing what it is first. Some sprayed ceiling coatings applied last century contain asbestos, and suspect material has to be assessed by a competent person before it is disturbed. Nothing should be scraped, sanded, drilled or cut until that has happened, and we do not carry out removal.
